Domestic Energy Performance Certificates - EPCs

If you are selling a residential property you must have a valid Energy Performance Certificate as part of the Home Information Pack.

From October 2008 all residential properties made available for lettings must have an Energy Performance Certificate.

An EPC Energy Performance Certificate provides a rating for your property in its present condition and also a rating for its potential if certain energy saving improvements are undertaken. The overall assessment is based on a sliding scale of A-G where A is the highest level (i.e. most efficient) and G (less efficient).

The obvious cost effective improvements that significantly improve the EPC rating are as simple as using low energy light bulbs, installing good loft insulation and cavity wall insulation.  More expensive energy improvements would be solar water heating and the replacement of central heating boilers.
